INTELLIGENT BUILDING MANAGEMENT SYSTEM
The building shall be provided with Intelligent Building Management System so as to achieve intelligence with reference to energy efficiency, life safety system, telecommunications systems and work place automation.
LIGHTING CONTROL & ANCILLARY SYSTEM
The electrical wiring shall be done over false ceiling and linked up with IBMS for programmed START & STOP and to give selective commands for achieving energy efficiency.
WIRING FOR COMPUTER, LAN & OTHER TELECOM SYSTEMS
The wiring for Computer, LAN and other Telecom facilities has been proposed to be taken through raised floor trunking system through suitable G.I. / Aluminium trunking.
CENTRAL UPS SYSTEM
Central UPS of about 120KVA capacity to meet uninterrupted power requirements of Computer and other critical load including power for exit/ emergency Sign Board, IBMS, Access Control etc. has been proposed.
ELECTRICAL SUB-STATION & MONITORING:
Dry Type transformers have been proposed to meet the entire load of building. The entire electrical load including lighting and airconditioning shall be on standby Diesel Engine alternators, so as to ensure optimum efficiency. The IBMS will monitor and record the parameters of electrical sub-station and DG Sets.
LIFTS
6 Nos. 20 passengers, 2.5mt/sec high speed lifts with feather touch buttons, floor announcement system and other intelligent features have been proposed. One service-cum-passengers lift of 2000Kg capacity with 1.0 mtr./sec speed shall be provided.
WATER SUPPLY SYSTEM
The IBMS will provide complete monitoring and control of all pumps in the building and their associated system. IBMS will monitor water level in overhead or underground tank by level switches and ensure switching ON / OFF the pumps automatically.
AIRCONDITIONING
Centralized airconditioning of 500 TR on N+1 basis has been proposed. The chilling machine shall be provided on ultimate terrace floor and entire system shall be integrated with IBMS. The pumps for airconditioning alongwith secondary and primary chilled water tanks and electrical panels shall be located in basement. Ventilation fans, pressurization fans for basement, lift shafts, staircase shall also be provided in HVAC System.
FIRE DETECTION, FIRE-FIGHTING, ALARM, SPRINKLER AND CO2 SYSTEM:
Fire detection, fire alarm system and fire fighting system shall be integrated and monitored through IBMS. CO2 type fire fighting system shall be provided to protect electrical sub-station installations. The entire building shall be provided with water sprinklers and fire detectors.
PUBLIC ADDRESS, ACCESS CONTROL, CCTV ETC.
The IBMS System shall be complete with Public address system, Access Control system, CCTV monitoring system and for scheduled meeting in Conference Hall / Board room.
